A Calgary REALTOR® Who Can Also Read the Financing

I hold two Alberta licences: real estate and mortgage. That means I can tell you what a home is worth and whether the financing behind an offer will actually hold, in the same conversation. Most deals that fall apart in Calgary don't fail on price. They fail on financing, appraisal or conditions. That's the part I'm trained to see coming.

What does "REALTOR® and Mortgage Associate" mean?

It means I'm licensed by the Real Estate Council of Alberta (RECA) in two separate areas. As a REALTOR® I represent buyers and sellers in the purchase and sale of property. As a Mortgage Associate I'm licensed to deal in mortgages through a mortgage brokerage. Each licence has its own training, rules and brokerage.

How does this help me when I'm buying?
  • You find out early if a home will finance. Some properties are harder to finance than buyers expect: acreages, homes with illegal suites, condos with weak reserve funds, unusual construction.
  • Your offer is built around your real approval. I set deposit, financing condition length and possession dates around what your lender actually needs.
  • Fewer surprises after acceptance. Appraisal shortfalls, rate holds expiring, and documents a lender asks for at the last minute are easier to manage when they're planned for.

Start with the buyer resources or the mortgage and finance tools.
How does this help me when I'm selling?

The highest offer isn't always the strongest one. When an offer comes in, I look at what's behind it:

  • Is the buyer pre-approved, or only pre-qualified?
  • Is the deposit meaningful, and when is it due?
  • How long is the financing condition, and is it realistic for this buyer and this property?
  • Is there appraisal risk at this price?

A slightly lower offer with solid financing can be worth more to you than a higher one likely to collapse in ten days. See selling resources or start with a home evaluation.

Do I have to get my mortgage through you?

No. You're free to use any bank, credit union or mortgage broker. Many of my clients finance elsewhere. I'll still review the financing side of your deal so nothing gets missed.

Is there a conflict of interest?

It's a fair question. If I would earn compensation on the mortgage side of your transaction, I disclose that to you in writing before you decide anything. You always choose your lender.

What's the difference between a pre-approval and a final approval?

A pre-approval is a lender's preliminary review of your income, credit and down payment. A final approval comes after the lender reviews the specific property, verifies your documents and, often, completes an appraisal. Plenty of buyers with a pre-approval are still declined on a particular property. That gap is where deals fail.

What makes a buyer's financing weak?

Common warning signs:

  • Only a pre-qualification, with no documents reviewed
  • Qualifying right at the limit of their ratios
  • Self-employed or commission income that hasn't been verified yet
  • A very small deposit, or a deposit due well after acceptance
  • A financing condition too short for the lender's real timeline
Are acreages harder to finance?

Often, yes. Many lenders limit how much land, and how much outbuilding value, they'll count toward a property's value. Wells, septic systems and water co-ops also need checking before financing is final. See my country residential and acreage page.
