Why It Helps to Have Your REALTOR® and Mortgage Advisor in One Person

Most first-time buyers get pre-approved at a bank, then shop with an agent who never sees the numbers. That gap is where deals fall apart: a condition that cannot be met, a condo fee that changes what you qualify for, or a closing date the lender cannot hit.

I hold both an Alberta real estate licence and a mortgage licence. That means I can tell you what you qualify for, which homes fit that number, and how to write an offer your financing can actually support, all in the same conversation.

You are never required to use my mortgage services to work with me as your REALTOR®. Learn more about the dual licence.

How Buying Your First Home in Calgary Works

  1. A 20 minute planning call. Your goals, budget, timeline and the programs you qualify for.
  2. Pre-approval. We confirm your real buying power, including the stress test, before you fall in love with a home.
  3. The search. Set up on listings that match your numbers, not just your wish list. Start a map search.
  4. Showings and research. I pull sold data, days on market and condo documents so you know what a home is really worth.
  5. The offer. Price, conditions and dates written to protect you and match your financing.
  6. Conditions. Home inspection, financing approval and, for condos, a review of the condo documents and reserve fund.
  7. Closing. Your lawyer registers the title and the mortgage, and you get the keys.

How Much Do You Need for a Down Payment in Calgary?

Minimum down payment in Canada is 5% of the first $500,000 and 10% of the portion between $500,000 and $1.5 million. With less than 20% down, the mortgage must be insured, and the premium is added to your mortgage.

Home typeBenchmark priceMinimum down payment
Apartment condo$291,400$14,570
Row / townhome$412,400$20,620
Semi-detached$685,200$43,520
Detached$739,400$48,940

Benchmark prices: CREB®, City of Calgary, September 2026. Your price and down payment will differ.

Closing costs to budget for

  • Lawyer fees and disbursements
  • Land Titles registration fees on the transfer and the mortgage (Alberta has no land transfer tax)
  • Home inspection
  • Title insurance, property tax and utility adjustments
  • Moving and setup costs
Rule of thumb: keep about 1.5% of the purchase price aside for closing costs on top of your down payment. Unlike some provinces, Alberta does not charge provincial sales tax on the mortgage insurance premium.

Government Programs for First-Time Buyers

First Home Savings Account (FHSA)

Contribute up to $8,000 a year, to a $40,000 lifetime limit. Contributions are tax deductible and qualifying withdrawals for your first home are tax free. Unused annual room carries forward.

RRSP Home Buyers' Plan

Withdraw up to $60,000 per person from your RRSP (up to $120,000 for a couple), repaid to your RRSP over 15 years. You can use the FHSA and the Home Buyers' Plan together.

30-year amortization

First-time buyers can take a 30-year amortization on an insured mortgage (in place since December 15, 2024). Lower payments, more total interest. We will run both so you can decide.

First-time home buyers' tax credit

A $10,000 non-refundable federal credit, worth up to $1,500 on your tax return.

GST rebate on new homes

Buying a newly built home? First-time buyers may qualify for a rebate of up to $50,000 of the GST on agreements signed on or after March 20, 2025. Builder contracts vary, so we review the details before you sign.

Calgary's Attainable Homes program

Attainable Homes Calgary sells new townhomes in Albert Park and Radisson Heights to households earning under $139,836, with as little as $2,000 of your own savings toward the down payment (the rest through a no-interest program loan). Asset limits apply and the resale terms differ from a regular purchase, so review them carefully before you commit. Details at attainyourhome.com or 403-265-9935.

Who counts as a first-time buyer? For most programs, you (and your spouse or partner) have not lived in a home either of you owned in the current year or the previous four calendar years. Confirm with the CRA or your accountant.

Is Now a Good Time for a First-Time Buyer in Calgary?

It depends on what you are buying. In September 2026, Calgary's market split in two:

  • Condos and townhomes favour buyers. Apartment benchmark prices were down 8.3% year over year and row homes were down 5.5%, with more choice and more room to negotiate.
  • Detached homes are steadier. Detached prices were down about 1% and detached sales rose, so well priced homes still move.

Lower prices help, but they can keep falling. The right time is when your payment, your job and your plans are stable, and you buy a home priced for today's market, not last year's.

Five Mistakes First-Time Buyers Make in Calgary

  1. Shopping before pre-approval. You lose negotiating power and risk falling for a home you cannot finance.
  2. Forgetting condo fees affect what you qualify for. Lenders count part of the monthly fee against you.
  3. Skipping the condo document review. A low reserve fund can mean a special assessment soon after you move in.
  4. Waiving the inspection to win. In today's condo and townhome market, you rarely need to.
  5. New credit before closing. A car loan or new credit card between approval and closing can cancel your mortgage.

First-Time Buyer Questions

How much do I need to buy my first home in Calgary?

At least 5% down plus about 1.5% for closing costs. For a $412,400 townhome, that is roughly $20,620 down and about $6,200 in closing costs.

Does Alberta have a land transfer tax?

No. You pay Land Titles registration fees on the transfer and the mortgage, which are much smaller.

What is the mortgage stress test?

You must qualify at the higher of 5.25% or your mortgage rate plus 2%, even though you pay your actual rate.

Can I use my FHSA and RRSP for the same purchase?

Yes. You can combine an FHSA withdrawal with the Home Buyers' Plan for the same qualifying home.

How long does it take to buy a home?

Most buyers go from pre-approval to keys in 60 to 90 days: a few weeks to find the home, then typically 30 to 60 days to close.

Do I pay anything to work with a buyer's agent?

In most Calgary purchases, the buyer's agent is paid from the seller's proceeds. I explain exactly how it works in our buyer agreement before you commit.
