When purchasing a home, you are faced with a multitude of decisions! The primary one is whether you are actually prepared to purchase a home. Locating the perfect home is not always an easy task, and obtaining a mortgage loan can be a complex and tiring process. Although, once you have determined that you are ready to move forward with the required effort towards your home-purchasing goal, the rewards are unquestionable.

 While at your side each step of the way, I will make the process of purchasing a home easier, more enjoyable, less time-consuming, and less expensive than if you undertook this challenge on your own. I will help you prepare so that sellers perceive you as a preferred buyer, help you locate and assess properties for sale that match your specifications, and help you through the myriad of details attending the actual purchase.

Finding The Right Home For You

Step 1 - Financing, Financing, Financing

This is the most critical step in the home buying process and involves a detailed conversation with a mortgage broker or lender of your choice.  

Step 2 - Meet or Chat with Pete

It's really important that you feel good about who you hire to represent you and know that they are going to work with you the way that you need them to work with you. I am happy to chat or meet at your convenience to ensure I am on the same page and you feel absolutely comfortable moving forward.  

Step 3 - Make Sure you have your initial deposit ready to go

When we find the right property and make an offer, we will have to provide the seller with a bank draft for an initial deposit within 2 business days of the offer being accepted. The initial deposit is applied towards your total deposit and is usually between 10k and up to 100k depending on the value of the home. If the deposit is coming from an RRSP, we need to make sure that we prepare your financial institution for the withdrawal so that there is sufficient time. If the funds are coming from a parent, you will need to make sure the funds are in your account and you have gift letter for your lender.

Step 4 - Set up your search(s)

You can create your own custom searches on this site, or i can create the search for you... we can meet or schedule a call to get that all set up. My recommendation is to keep the search parameters as open as possible.  

Step 5 - Make an Offer

We have found THE property!! We will create a strategy to make an offer that is based on the nature of the property and the market conditions. We will review the purchase documents together and submit those to the sellers agent for review and acceptance.  

Step 6 - Due Dilligence

If our offer has conditions to it, now we will go through the process to fulfill those conditions.  Financing, home inspection, condo document review or whatever else is needed.  Usually the conditions period is 5 to 7 business days.  

Step 7 - SOLD SOLD SOLD!!!

Congratulations, the home is now firmly sold.  All you have to do at this point is wait for possession. You will receive a complete "Next Steps" email containing all of the checklists that will be completed. Don't worry, you will know what to do and when, it's really easy easy.  

Step 8 - Possession & Beyond

Just prior to taking possession of your property, we will complete a pre-possession walk-through to make sure everything is as it should be. On possession day, you typically get the keys around noon.  From there, i will set you up on a monthly market report to keep you -up-to-date with what is happening around you.
