Just Listed: 146 Mahogany Grove SE, Calgary ($639,000)

This one is a little different from my usual listing. 146 Mahogany Grove SE is my own home. I have lived in it, maintained it and finished the basement myself (with permits, which matters, and I will explain why below). So instead of the usual listing language, here is what I would want to know if I were the buyer.

The short version: a 2014 two storey in Mahogany with 3+1 bedrooms, 3.5 bathrooms, over 2,300 sq ft of developed space, a heated and insulated double garage, a west facing backyard on a 115 foot deep lot, and a basement developed with City of Calgary permits. Listed at $639,000 with REMAX Innovations, MLS® A2356595. The owner is the listing agent. See the full listing and all photos here.

The four things that separate this house from the others for sale in Mahogany

1. The garage. It is heated, fully insulated, wired with 220V and set up with a workshop space. In a Calgary winter, a heated garage is the difference between a car that starts and a morning you would rather forget. Most comparable homes in this price range have a standard unheated double garage or a parking pad.

2. The lot and the backyard. The lot runs 115 feet deep, which is deeper than most in the newer parts of Mahogany, and the backyard faces west. You get afternoon and evening sun on a large deck with a pergola, a real grass yard with room for an above ground pool, and a built in storage shed. The deck fencing stays.

3. The basement was developed with permits. Many finished basements in Calgary were never permitted. That matters at inspection, at resale, and if you ever have an insurance claim. This one was professionally developed with permits, with soundproof insulation throughout and double soundproofing in the fourth bedroom. The permit paperwork is available to any buyer or buyer's agent on request.

4. The mechanical and finishing updates are recent. Central air conditioning was added in 2025. The Frigidaire Professional Series refrigerator and gas range are both 2025. New luxury vinyl plank runs across the main floor.

Main floor

The front living room has a gas fireplace and large windows to the street. The dining room flows into a kitchen with quartz counters, a breakfast bar and the 2025 appliances. Tucked behind the stairs is a dedicated office, which is the kind of quiet corner that makes working from home practical rather than improvised. A two piece bath completes the level.

Upstairs

The primary bedroom has vaulted ceilings, room for a king bed, a walk in closet and a five piece ensuite with a soaker tub. Two more bedrooms, a four piece bath and upper floor laundry are down the hall, so laundry day never involves the stairs.

Basement

Professionally developed with permits. A fourth bedroom with double soundproofing, a full four piece bathroom, a large bonus room, a flex space for a workstation or exercise equipment, premium underlay and carpet, and two separate storage rooms.

Location: right by the entrance to Mahogany

The house sits near the entrance to the community, so getting in and out is quick. It is a ten minute walk to West Beach and to two elementary schools, and the HOA gives you access to Mahogany Lake year round. Mahogany is one of the more established lake communities in southeast Calgary, with the Mahogany Village Market, the beach club and quick access to Stoney Trail and 52 Street.

How to see it

Showings are easy to book. Call or text me at 403-831-1242, or open the full listing for the complete photo set. Because I am both the owner and the listing agent, you can ask me anything about the house directly, from the furnace filter size to how the basement was built.

Pre-Approval vs Mortgage Approval in Calgary: Why Your Financing Condition Still Matters

A mortgage pre-approval is an estimate, not a promise. It tells you roughly how much a lender may lend you, but the real approval only happens after you have an accepted offer and the lender has reviewed the specific property and your up-to-date file. That gap is exactly why a financing condition still matters for most Calgary buyers.

What does a mortgage pre-approval actually confirm?

Very little that's binding. According to the Financial Consumer Agency of Canada, a pre-approval estimates the maximum you might qualify for and the rate you might get, and the process does not guarantee your approval for a mortgage. The lender looks at your income, debts, down payment and credit, often with a credit check.

Two useful details from the FCAC: lenders may hold a pre-approved rate for 60 to 130 days, depending on the lender, and the pre-approved amount is a ceiling, not a target. I have watched buyers treat a pre-approval letter like cash in hand. It isn't.

What changes between pre-approval and full approval?

Full approval is tied to a real property and a real file. Before it lends, the lender checks that the home meets its own standards, and those standards vary from lender to lender. Here is how the stages compare:

  • Pre-approval: the lender has reviewed your income, debts, down payment and credit, based on what you provided. It does not cover the specific property, its value, or changes in your finances after the fact.

  • Full (final) approval: the lender has reviewed your verified documents plus the property itself, usually including a valuation. It does not cover anything that changes before closing, such as a new job or new debt.

  • Condition-free offer: nothing extra has been reviewed. You are committing before the lender signs off, with no protection if the financing falls through.

The property side is where surprises happen. A condo with a building issue, an older home with deferred maintenance, or an acreage with a well and septic can all get extra scrutiny. If you are looking at rural property, my acreage buyer's guide and my earlier post on buying an acreage with a well in Alberta cover what lenders tend to look at.

What happens if the appraisal comes in low?

Lenders generally lend against the lower of the purchase price or the value they accept. If you offer $650,000 and the valuation comes back lower, the difference typically comes out of your pocket, on top of your planned down payment. CMHC lists appraisal fees in the range of $250 to $350 when a lender requires you to pay one, which is small next to a shortfall.

This is where knowing local sale prices helps before you write the offer. Checking what nearby homes actually sold for gives you a sense of whether a price will hold up.

How does the stress test affect your approval?

For uninsured mortgages at federally regulated lenders, OSFI sets the minimum qualifying rate at the greater of your contract rate plus 2% or 5.25%. You need to qualify at that higher rate, not just at the rate you will pay. Your pre-approval should already reflect this, but if rates move between pre-approval and offer, your maximum can move too. My recent post on the Bank of Canada rate increase and what it means for Calgary walks through that side.

Should you ever waive the financing condition?

Sometimes, but only with eyes open. RECA, Alberta's real estate regulator, warns that if a buyer doesn't complete a purchase, including because financing fell through, they may lose their deposit and face legal action from the seller. RECA also notes that a pre-approval is only tentative.

Waiving can make sense when you have a large down payment, stable income, a lender that has already reviewed the specific property, and room in your budget for a valuation gap. It rarely makes sense for a first-time buyer stretching to the top of a pre-approval. Sellers do weigh financing strength, and a short, clean financing condition backed by a well-prepared file often competes better than people expect. My seller's page explains how I walk sellers through comparing offers.

Why I look at both the house and the financing

I'm licensed both as a REALTOR® and as a Mortgage Associate, so I can look at the property and the financing behind an offer at the same time. That is the point of my dual licence: fewer surprises between "accepted" and "firm." You can read more about the process on my buyer's page and my mortgage and finance page, or see what past clients say in my client reviews.

Quick answers

Is a pre-approval a guarantee?
No. The FCAC is clear that it does not guarantee approval.

How long does a pre-approved rate last?
Lenders may hold it for 60 to 130 days, depending on the lender.

What if my condition deadline passes without a waiver?
Under RECA's guidance, the offer becomes void if conditions aren't waived by the agreed deadline.

Talk it through before you write an offer
