If you are thinking about moving to Okotoks from Calgary, the short version is this: you get a smaller town about 38 km south of downtown, a tighter market than most of the region, and prices that sit above Calgary's overall benchmark. In September 2026, CREB® reported an Okotoks benchmark price of $606,800 with just over two months of supply, which means good homes there do not sit long.
Buyers weighing this move tend to ask the same handful of questions. Here are straight answers.
How big is Okotoks, and how fast is it growing?
The Government of Alberta's Regional Dashboard puts Okotoks at 33,482 people in 2025, up 0.91% from the year before and 8.55% over five years. That is steady growth, not a boom.
The town sits along the Sheep River, with Big Rock, the well-known glacial erratic, about 7 km west. Many buyers I work with want that small-town feel with Calgary still within reach for work, flights and appointments.
What do homes in Okotoks cost compared with Calgary and other nearby towns?
Here is how CREB's September 2026 numbers compare. Months of supply tells you how long current inventory would last at the current sales pace. Lower means more competition for buyers.
Two things stand out. First, Okotoks is not the discount option some people expect. A big part of that is the housing mix: Calgary's total benchmark includes a larger share of apartments and condos, which pulls its number down. Second, Okotoks had the tightest supply of the nearby towns CREB covered in September, with 56 sales, 122 homes in inventory and a sales-to-new-listings ratio of 76%.

What does a tight market mean for my offer?
With roughly two months of supply, you should expect well-priced homes to draw more than one buyer. That changes how you prepare:
Get financing sorted before you shop. A seller comparing two offers looks hard at whose financing is likely to close. A full approval carries more weight than a quick pre-qualification.
Keep conditions short but real. I would not advise waiving a home inspection to compete. Shortening the timeline is usually a safer lever.
Know your number before you walk in. Decide your walk-away price based on comparable sales, not on how much you like the kitchen.
Because I am both a REALTOR® and a licensed mortgage associate, I can look at the home and the financing behind your offer at the same time. Here is how my dual licence works for buyers, and you can start with the basics on my mortgage and finance page.
What is happening with Okotoks' water supply?
Water comes up often with Okotoks. The town has historically relied on wells near the river, and back in 1998 the town even floated capping its population at 25,000 because of water limits.
That picture is changing. The Foothills Okotoks Regional Water Project, shared with Foothills County, brings Bow River water through a roughly 25 km pipeline. According to the Town, a valve-turning ceremony on June 11, 2026 marked the start of limited, interim seasonal water delivery to Okotoks, with other parts of the system still being built. Provincial funding includes a $30.2 million Water for Life grant.
For buyers, the practical takeaway is that the town has a long-term supply plan underway. If you are looking at a specific newer community, ask about its servicing and any local water-use bylaws before you firm up.
Should I sell in Calgary first or buy in Okotoks first?
It depends on your equity, your lender and your stomach for carrying two homes. In a tight Okotoks market, a sale-conditional offer can be weaker against a firm one. Selling first gives you certainty on your budget but may mean a short-term rental or a long closing.
Start with a realistic number on your current home. A free home evaluation gives us a starting point, and my selling page explains how I approach timing a sale around a purchase.
What if I want more space than a town lot?
Okotoks is surrounded by Foothills County, which has acreages and country residential properties. Those come with wells, septic systems and different lending rules. My acreage buyer's guide walks through what to check.
